In the fall of 2021, Green Sky acquired an undeveloped parcel of mountaintop land along Elk Mountain Scenic Highway in Asheville, NC. What began as raw wilderness soon became a comprehensive investment project—managed entirely in-house from the ground up. Taking a holistic approach, Green Sky led every phase of the development process: from procuring the land and collaborating with professional architects on a custom design, to clearing, grading, and securing all necessary permits. Acting as the general contractor, we remained actively involved throughout the construction of the rustic-yet-modern 4-bedroom, 3.5-bath cabin built to showcase the natural beauty of the surrounding landscape.

 

Following construction, Green Sky transitioned seamlessly into commercial launch—creating compelling listings on Airbnb and VRBO, integrating a channel manager, developing a website for direct bookings, and establishing contacts for essential services like cleaning, landscaping, and ongoing maintenance. We continue to play a direct role in managing the property through coordinating all bookings, property turnovers, and guest communications. Our hands-on approach and knowledge of the short-term rental business ensures a high-touch, responsive experience for our guests. From vision to vacation-ready, this project reflects our ability to manage every detail of a short-term rental investment—start to finish.

Land Procurement

After months of diligent research and on-the-ground exploration, Green Sky advisors secured an off-market opportunity: a ~2-acre parcel of raw land along the picturesque Elk Mountain Scenic Highway. The site was strategically chosen for its unique blend of seclusion and accessibility—situated just outside Asheville city limits while remaining less than 15 minutes from downtown.

Cabin Design

Green Sky collaborated closely with a Tennessee-based design firm to bring the cabin's vision to life. By leveraging advanced design software and real-time collaboration tools, our team was able to refine architectural concepts efficiently, accelerating the design phase and ensuring every detail aligned with both aesthetic and functional goals.

Cabin Construction

Green Sky was involved throughout the entire construction process - ensuring project milestones were expeditiously achieved. The home was innovatively built using insulated concrete forms (ICFs). ICFs are a modern building system that combines the strength of reinforced concrete with the energy efficiency of high-performance insulation. ICFs are essentially hollow blocks or panels made of rigid foam insulation that are stacked like building blocks to form the shape of walls. Once in place, they’re filled with concrete to create a solid, durable, and energy-efficient structure. This method provides excellent thermal insulation, soundproofing, and resistance to fire, moisture, and extreme weather

Commercial Operations

Green Sky played an intimate, hands-on role in launching the Asheville property for commercial operations. Our team coordinated every aspect of the setup, from selecting and installing furnishings to overseeing final inspections and ensuring the home met all safety and comfort standards for guests. Once the home was move-in ready, Green Sky managed the full online launch—creating optimized listings across platforms like Airbnb and VRBO, integrating a channel manager to streamline bookings and calendar syncing, and developing direct booking capabilities. We also established partnerships with local service providers for housekeeping, landscaping, and routine maintenance to ensure seamless ongoing operations.
